Nobody Plans For This One
Estate cleanouts are the hardest calls we take, and usually the least expected. There's a closing date, a family spread across three cities, and forty years of a house that has to be dealt with in two weekends. Grimsby has a lot of these right now: the 1960s–80s subdivisions off Main Street, Livingston and Oakes are full of original owners who are downsizing or passing on, and the Casablanca and lakefront condo towers are where a lot of them are landing — going from a four-bedroom with a full basement to 1,100 square feet.
We handle it as a job, not a judgment. We go room by room, at your pace or without you there at all, and we don't comment on what's in the house.
How We Run a Cleanout
- Walk-through and flat quote first. We look at every room, the basement, the garage, the shed and the attic, then give you one number for the whole job. No hourly billing.
- Hold-back list. Anything you want kept, appraised or shipped gets tagged before we start and set aside in one room.
- Paperwork and valuables get flagged, not tossed. If we turn up documents, photos, jewellery or cash tucked in a drawer, it comes to you. This happens more than you'd think.
- Donation and resale first. Usable furniture, housewares, books and clothing go to donation. Anything with real resale value we'll point out rather than haul.
- Broom-clean finish. Floors swept, closets empty, ready for a stager, a cleaner or a realtor's photographer.
What a Cleanout Costs in Grimsby
- Partial cleanout (basement, garage, a few rooms): about $500–$1,200
- Full small home or condo unit: about $1,200–$2,500
- Full three- or four-bedroom house with basement and garage: about $2,500–$4,500
- Heavily packed or hoarding-condition property: quoted on site, typically $4,000+
Escarpment properties on Mountain Road, Ridge Road or Kemp Road often have outbuildings, a barn or decades of shop and farm material, which changes the number — that's what the walk-through is for. Once we give you the figure, it holds.
Working With Executors and Realtors
We're used to closing dates. If the sale firms up on the 30th, we work backwards from it, and we can do the whole job with a lockbox code if the family is out of town. We'll photograph rooms before and after so an executor has a record for the other beneficiaries — that one habit has saved a few of our clients some difficult conversations. If your agent needs the place cleared before photos, tell us the shoot date and we'll build the schedule around it.
What Happens To Everything
The goal on a cleanout is to keep the truck count down, because that's what you're paying for. Donations go out first, scrap metal and appliances go to a recycler — see appliance and scrap metal removal — furniture worth saving gets rehomed, and the genuine waste goes to the Niagara Road 12 landfill in West Lincoln. On a typical Grimsby house we divert somewhere between a third and half the volume.
